Hi, thanks for joining us today today. I want to talk a little bit about new construction homes versus resales And just what you get with each one of those purchases with new construction When you’re purchasing a new construction home It’s it’s what you want. It’s what you choose you get to make your own choices as far as colors countertops cabinets the flooring the type of flooring you want if you want wood floors or tile or Carpeting or whatever you choose you get to choose your colors You know that that home is is your has your signature all over it whenever you choose new Construction you get to choose the floor plan and the newer floor plans now are all Basically are all open concept And the depending on the the size home you get you get nice sized rooms and they give you a little bit of versatility if you’re Building from the ground up. I’m not choosing an inventory home So if you’re choosing one that you’re going to build they have options you can you can tweak some things or add, you know, did I have a different elevation or you can Expand some rooms. It really depends. It depends on the Builder And so with the new construction you get the new home smell you Know there’s no funky smells left over from the previous owner if they had pets or whatever You don’t have all of plus or if they were smokers or whatever you don’t have those smells that come with the home and Then also the appliances most of the homes come with a stove and a microwave Standard some of the builders offer incentives and and different appliances that they will include and there’s one builder that we have worked with that also does the window coverings of blinds are included with the home whenever you build it So and at all, you know warranties I don’t know if I mentioned that you also get new home warranties in case there is a problem with anything that You that comes up after you move in if there’s a problem with the air if there’s a problem with anything It’s all covered with a new home warranty which it comes in. Very handy Now on and the landscaping also you get to have a little say in the landscaping everything’s all new and fresh You have a new yard Everything so there’s a lot to be said for new construction On the other hand you have resales and there’s nothing wrong with resales either Whenever you go into a resale, you’re normally going into an established community You have big trees and and mature landscaping Instead of that very young fresh landscaping that you have to wait to grow And a lot of people like the character that you get with an established home but you always run the risk of something happening to the air conditioner shortly after you move in or having roof problems, or Just anything in plumbing anything that might come up? You can always get a new home warranty though whenever you purchase that to cover that kind of thing Which is very handy and I think most homeowners whatever they’re selling their home are Happy to include a warranty just to cover themselves and to make the home more attractive Plus the new communities have you know, they’re they’re established, you know And that’s there’s a lot to be said for that You’re not either the first guy or the last guy going into the community or you’re going into an established community Which is nice as well either one new construction or a resale They all have have their perks so it really is just a matter of What you choose and what you want and what fits your needs and the needs of your family so if you have any questions about a New construction home, or if you have questions about resales, please give us a call We’ll be happy to answer those questions for you.
